Does using AI PreCheck guarantee approval?
No. The Archistar AI PreCheck uses artificial intelligence (AI) to provide preliminary compliance feedback for eligible projects. AI-generated results may contain errors or inaccuracies and are provided for informational purposes only. A successful PreCheck is not an approval and does not guarantee that a building permit or other City approval will be issued. All applications remain subject to a full review by the City, and approvals are only granted when formally issued by the City.
AI PreCheck helps identify potential issues before you apply, allowing you to make corrections early and submit a more complete application. This may reduce the need for revisions and resubmissions during the review process.
Can I use this for my project, and what exactly is it checking?
AI PreCheck is currently available for residential projects in the Residential (R) Zones in both Zoning By-law 150-85 and 26-007. The AI Pre-Check will allow you to confirm the zoning of the property and if the property is eligible, you can submit plan for review against the applicable zoning regulations.
At this stage, the tool is designed to help applicants identify potential zoning compliance issues before submitting a building permit application. AI PreCheck does not currently review all zoning regulations, all property types, or all requirements that may apply to a project.
The City is continuing to expand the tool's capabilities. Future enhancements are expected to include:
- Review of application submission requirements and document completeness
- Review of select requirements within Part 9 of the Ontario Building Code
