Site Plan Approval
PLEASE NOTE that changes to the Site Plan Review process have been made in an effort to streamline approvals effective January 1, 2009. Please refer to the updated Reference Guide, cover letter and meeting schedule posted below.
Site Plan Approval is a form of development control, authorized under Section 41 of the Planning Act and Implemented through the City of Cambridge By-law 3-86. This means the City has the authority to influence the design of certain types of development in addition to meeting requirements of the City's Zoning By-law and the Ontario Building Code.
Site Plan Approval applies to all development within Cambridge with the exception of single family dwellings; two-family dwellings; detached triplexes; buildings which are accessory to such dwellings; and farm buildings. Site Plan Approval is required prior to the issuance of a Building Permit for all developments which are subject to Site Plan Approval. Site Plan Approval is required for a new building; addition; or a commercial parking lot. Please contact the Planning Services Department to determine whether or not your development proposal requires Site Plan Approval.
The City of Cambridge has hundreds of active site plan files at any one time. Please take into account when considering your construction timeline, that all site plan submissions and re-submissions MUST be circulated through the site plan committee for approval and MUST therefore follow the deadline and meeting date schedule (see below).
NOTE: APPLICATIONS WILL ONLY BE PROCESSED WHEN:
1. Completed Application Form is submitted (to download a copy of the form, see below)
2. Application Fee is paid:

3. FOLDED, NON-STAPLED COPIES of required number of drawings are submitted:
(MAXIMUM FOLDED SIZE OF DRAWINGS TO BE 8-1/2 X 14)
a) Fourteen (14) copies of Site Plans, Grading and Servicing Plans and Landscaping Plans stamped by a landscape architect, elevation drawings, floor plans and colour perspective drawings are required for a property on a Regional Road;
b) Twelve (12) copies of Site Plans, Grading and Servicing Plans and Landscaping Plans stamped by a landscape architect, elevation drawings, floor plans and colour perspective drawings are required for a property on a local road;
c) One (1) compact disc containing all the required drawings in PDF format; and
d) One (1) copy of reduced site plan (8-1/2 x 11)
e) Three (3) copies of Storm Water Management reports (WHEN REQUIRED) or any other required special reports.
4. ROLLED drawings will NOT be accepted.
5. STAPLED drawings will NOT be accepted.
As part of the Site Plan approval process, the proponent is required to enter into an agreement and post security to ensure all work is completed as per the approved plans.
UPON COMPLETING THE DEVELOPMENT, you must arrange for a final site plan inspection with the Site Plan Coordinator by filling out the Site Plan Inspection request form below (not to be confused with interior building inspections performed by a building inspector). This inspection will ensure that all work has been completed as per the approved site plan (including garbage enclosures and posting of fire route signs and disabled parking signs). There is a fee for any subsequent visits required by the inspector to ensure the completed works conform with the approved plan. A fee is also charged for any partial releases to a letter of credit.
